How's the Market?

We are officially in the thick of the spring market, and we continue to see new listings come and go every week as inventory gradually builds across our area. While more homes are becoming available, the market is still behaving very differently depending on location, school district, condition, and price point.

Fayette County continues to show strong demand in many areas. Homes that are priced correctly, move-in ready, and located in highly desirable school districts are still moving quickly. In some cases, we are continuing to see multiple-offer situations.

There are currently approximately 630 homes on the market in Fayette County, but only 55 of those homes are located in the Starr’s Mill High School district, indicating one of the lowest inventory levels in the area and reinforcing its continued desirability. All of the other major school districts currently have over 100 homes available.

For buyers, opportunities are beginning to appear. In many cases, homes that have been sitting on the market for more than 14 days often provide buyers with greater negotiating power. Buyers may be able to negotiate seller-paid closing costs, interest rate buy-downs, or a combination of both. However, buyers should still be prepared to move quickly on highly desirable homes because the most sought-after properties are continuing to sell fast, often with competing offers.

Coweta County continues to see increasing inventory and is trending more toward a buyer-friendly market. There are currently approximately 780 homes on the market, creating more choices and stronger negotiating opportunities for buyers.

Current inventory by school district includes:

• Northgate High School: approximately 182 active listings
• Newnan High School: over 200 active listings
• East Coweta High School: over 350 active listings

Generally speaking, buyers in Coweta County currently have more purchasing power and are often able to negotiate significant concessions.

The biggest takeaway this spring: Real estate remains hyper-local. Two homes only a few miles apart can have completely different experiences depending on price, condition, school district, and buyer demand.
